There have been many articles from various sources saying that Vancouver real estate prices will come crashing like many other parts of the world. As I have noted in past blogs, we are different. We have cultural diversity and international recognition; economic and political stability; quality health care and education; moderate climate year round; spectacular mountain and water vistas; central transportation hub by land, air, and sea; abundance of fresh water and air; a relaxed west coast lifestyle. While we are not a tropical paradise, I believe we are the envy of the world. Many will say we are spoiled and that is why the world continues to flock here. With immigration, real estate values will continue to rise in the long term, regardless of the world economic situation.  The sales of high end goods continue to grow. Along Terminal Avenue a new flagship Mercedes Benz dealership (165,000 sq. ft.) is under construction on 3 acres. Immediately next door will be a new, 14,000 sq. ft., Porsche dealership also under construction.  Audi will be opening a new 56,000 sq. ft. store later this year. Nordstrom’s will be opening a 230,000 sq. ft. store by the spring of 2015 in the downtown core. These are just some of the big players named of many more to come. Some may believe that I’m an eternal optimist with a bias on real estate because it is what we do; however, are all these big brands heavily investing without some thought on where we are headed?

Stockbrokers tell consumers to “buy low, sell high”. Can this be applied to Real Estate? While a great concept, it really doesn’t work for most homeowners and end users. I would argue that many people buy and sell real estate not because of the market but rather because of their personal or family circumstance. The individual who has been relocated sells and moves while the new immigrant needs a place to call home, whether they buy or rent. A couple, either expecting their second child will be looking for a larger place to live or downsizing because the children have all moved out.  A family with a daughter starting university may move into town from Maple Ridge because of the commute. A family looking for a specific neighbourhood to raise their children does not wait for the market to act; rather they buy when the home becomes available. An investor generally buys when the return is sound and makes financial sense regardless of an up or down market. Everyone would love to buy real estate at the bottom of the market and to sell at the top; unfortunately this is not realistic for most homeowners. I believe, first and foremost, that a home is a safe place to raise the family, that meets your needs, and to be enjoyed over time. The market should not dictate when you buy or sell; it’s when the time is right for you.

Gone are the days when purchasing a newspaper ad was sufficient to sell a house in Vancouver.  The simultaneous aging of both the traditional real estate agent community and the tech-savvy Y Generation – two generaBurnaby Home For Sale Slideshow Listingtions that have never seen eye to eye with eachother – has created a noticeable disconnect in the current Vancouver real estate industry.  The twenty- and thirty-somethings are looking for property, and their main avenue of shopping – the Internet – is void of any medium that speaks their mono-syllabic language.
 
Enter: Moving Picture Video Listings.  These short, highly-visual listing tours are intermediaries between your basic filmstrip-style listing photography and the high-end, three hundred and sixty degree tours.  At just over a minute long these videos are short enough to keep the attention of the younger generations, usually all the way to the end!  Best of all, the relatively small file format make these short videos ideal to put up on virtually any website capable of supporting video, websites like Facebook, YouTube, and most personal websites.
Moving Picture Video Listings are, admittedly, nothing revolutionary.  Several Vancouver-based companies have been offering products like this for years.  What makes them so vital right now is the higher demands and higher expectations of buyers and sellers in the current real estate market.  Not only are younger buyers looking almost exclusively online, but sellers are expecting their real estate agents to provide more, do more, and produce more for their business.  What most of these real estate tour companies have not realized is that, with so much expected of real estate agents now, their prices for their simple products are becoming less viable.  Many real estate agents are expected to produce video tours not only for their multi-million dollar listings, but for every listing on their docket.  The three hundred thousand dollar apartment in residential New Westminster needs a listing, and it is unrealistic for the agent to spend four hundred dollars on a ninety-second video tour.
